After undergoing an ambitious redevelopment program through technical and service-oriented repositioning, The Light House, a 10,600 m² freestanding building located in Nanterre, welcomes Enedis as its first tenant on a surface area of 1,700 m².
Scaprim, the French subsidiary of TwentyTwo Real Estate, comments: “We are very pleased with this first long-term lease signed with Enedis. This leading company with a demanding real estate requirement confirms the attractiveness of the property in the current rental market. The Light House offers a new experience to employees after a restructuring of the common areas and the inclusion of an emblematic feature, a giant backlit lamp crossing the building from the first floor to the panoramic terrace on the 5th floor. The first floor has been reconfigured to integrate the lamp base into a majestic hall with a mezzanine, and to redistribute the new service spaces : an inter-company restaurant offering 3 themes and a work café with landscaped terraces, a business centre, and a conference hall that tenants will be able to use as an auditorium or a sports and leisure area. The services will be operated by a community manager. The building will also be served by a private shuttle bus to the transportation hub.”
The rehabilitation was piloted by Scaprim Project Management in partnership with Dragon Rouge/Dr Works to implement a customized work program consisting of the integration of services for mixed use, creation of a new identity, enhancement of outdoor spaces, technical upgrading of office space and HQE certification. Scaprim also provides Property & Asset Management services for the building.
The building, formerly known as Le Magellan and renamed The Light House, was originally built in 2001 to house the headquarters of Faurecia, one of the world’s leading automotive equipment manufacturers. Works to renovate the building began in mid-2019 following the departure of this historic tenant.
JLL acted as advisor to the lessor and lessee for this first lease. The lessor was advised by the law firm Archers (Maitres Jarry & Moutet).
Enedis is a public utility company, manager of the electricity distribution network, which employs 38,000 people. Serving 35 million customers, it develops, operates and modernizes 1.4 million kilometers of low and medium voltage (220 and 20,000 volts) electrical network and manages the associated data. Enedis carries out customer connections, 24/7 troubleshooting, meter readings and all necessary technical interventions. It is independent of the energy suppliers who are responsible for the sale and management of the electricity supply contract.
