The GreenBerry XXL logistics platform, acquired by TwentyTwo Real Estate Fund lll, has been 100% pre-let and completed!

The GreenBerry XXL logistics platform, located near Bourges in the Centre of France and acquired through a forward-purchase agreement in 2022 by TwentyTwo Real Estate on behalf of TwentyTwo Real Estate Fund lll, was completed and delivered entirely pre-let on 31st January.

GreenBerry had already secured Haier, the world’s leading household appliance manufacturer, with the signing of a 12-year firm lease for 46,341 sqm. TwentyTwo Real Estate has now rented out the rest of the platform’s space to a leading European industrial company on a second 12-year firm lease covering 33,011 sqm.

TwentyTwo Real Estate acquired the nearly 80,000 sqm platform, located in La Chapelle Saint Ursin near Bourges (Centre-Val de Loire), in the summer of 2022 to meet the growing demand in France for large, grade A warehouses equipped with the latest technical and environmental specifications. Its location on the A71, in the heart of France, offers a strategic advantage for companies with a nationwide footprint.

By combining operational performance, location and sustainability, this logistics platform is a prime example of an asset contributing to industrial competitiveness in France.”

GreenBerry is BREEAM Very Good certified and complies with the commitments of the Afilog charter. The site is set to accommodate an 8.6 MWh solar panel power plant on its roof from 2025. Furthermore, the car parks will be equipped with photovoltaic canopies, with the electricity generated reserved to the tenants to help reduce the carbon footprint of their supply chains.

TwentyTwo Real Estate will plant 8,000 trees in France following this lease-up. As part of its commitment to protecting biodiversity and in line with its ESG policy, the Group has pledged to support Reforest’Action’s forestry projects by financing the planting of trees for all lettings of assets held by its funds under management.
